THE FOLLOWING RULES AND REGULATIONS MUST BE STRICTLY ADHERED TO

1. A tweenty-five percent [25%] down payment is required to purchase units.
2. At least one resident must be 55 years of age or older and be the primary owner.
3. New buyers, if using a morgage, must be leave a security deposit equal to one [1] year maintenance. IT will be kept for two [2] years and returned to owner if owner is current with maintenance payments.
4. No children under the age of 18 permitted to be permanent residents.
5. Cpies of required documentation, such as contract for purchase or lease, driver's license, social security card, passport/visa/permanent resident card, proof of income,etc., other required proof of income, etc., other required documentation. All documentation must be legible. If not legible the application will be returned to you.
6. Occupancy:
One-bedroom apartment         2 person maximum
Two-bedroom apartment         4 person maximum
7. No rentals of units are permitted.
8. All guests that stay more st overnight are rrquired to register at office.
9. No pets pets of any kind or size or those of guests are permitted.
10. All cars must be parked 'heas-in', that is no backing into the parking space. SUV's small pickups, and mini vans are permitted. Commercials vehicles, vans and oversized vehicles must used designated parking areas. RV's and motorcycle are not permitted on premises. Car mechanical work or washing of same ARE NOT PERMITTED. Violators will be fined and/or towed.
11. A maximum of e vehicles permitted per apartment.
12. Interview committee has 30 days to approve or disapprove applicant. No deed transastions can be be made without an approved copy of this application.
13. Fees are required for the application, screening, and estopel letter.
14. Legally married couples are considered as 'one application'. If a married couple has different name, a copy of the marriage certificate is required. All occupants 18 years or older must be screened and submit an aapplication fee eveen if they are family members.
15. No bulk waste (e.g furniture, mattresses, appliances, etc) permited in the dumpser or the dumpser room. Owners must provided for didposal of same. A fine will be levied accordingly for violations.
16. The association office must be provided with a key to the unit in case of an emergency. Failure to comply will result in the owner's responsibility for all costs and damages if condo management needs to break in. As of September 1, 2022, the greens require proof of credit score of 680.
